Bracknell is a highly successful
western corridor new town with an exceptional record in
attracting the biggest names in international business,
particularly IT, coupled with a strategic position at the
intersection of three motorways.
In spite of this the town is currently under performing as
a retail commercial and social environment.
Since 1996, Bracknell Regeneration Trust (BRT) – a joint
venture between Allied London Properties Limited and Schroder
Exempt Property Unit Trust (SEPUT) – has been pursuing
a proactive asset management strategy for area which includes
some 75% of the retail space in the town centre and over 13,000
sq m (140,000 sq ft) of offices. This strategy has included
refurbishing Princess Square, facilitating the opening of
a new 4 star hotel and conference centre in Charles Square
and introducing some 30 new retailers into the town centre.
BRT has also been working with other shareholders and the
Council to develop a masterplan for the redevelopment of the
town centre. The masterplan was adopted as supplementary planning
guidance in July 2002.
Having generated significant value, Allied London has now
disposed of the majority of its property interests in Bracknell
to The Bracknell Regeneration Partnership – a joint
venture between Schroder Exempt Property Unit Trust and Legal
& General. However, we have retained a key asset management
and letting role in the town on behalf of the new owners and
are still very active in driving the retail opportunities
forward today as preparations begin for significant retail
