Allied announce pre-lets
for The Brunswick
The Brunswick in Bloomsbury, London is moving forward with
the announcement of 4 new pre-lets to kick start development
of one of London's most respected urban developments and to
complement Safeway, the schemes anchor tenant.
The anchor fashion offers are clothing giant, French Connection
who has leased 302sqm/ 3,250sq ft and Oasis who has signed
up for 223sqm/2,400 sq ft. In addition Superdrug has pre let
358sqm/3,853 sq ft t to complement the scheme's 3,900sqm/42,000
sq ft anchor superstore Safeway, whilst Starbucks has become
the first catering outlet to commit to the Brunswick.
The Brunswick spans over 55,000sqm/592,020 sq ft (over 6 acres)
and comprises 40 retail units, 400 residential flats and 500
secure car parking spaces. It is also home to one of London's
leading art house cinemas, The Renoir. Allied London who purchased
the property in 1998, have been working with the scheme's
original designer Patrick Hodgkinson and architects, Levitt
Bernstein to create a £20 million development programme
that will respect the needs of the local residents and business
people while retaining the building's original architectural
presence.
The re-development works to the grade II listed London landmark
will greatly enhance the environment and the public realm,
increase the size of the retail units and provide quality
space, provide a comprehensive repair of the external fabric
of the building, ensure a complete transformation of the building's
physical environment, including renewal of the public entrances,
paving, landscaping and lighting and full 24-hour on-site
management and security with a new CCTV installation.
Liz Pynor at French Connection, said, "We are extremely
pleased to make an early commitment to The Brunswick. Bloomsbury
is a part of London where French Connection is not already
represented and the large workforce, student and residential
community provide a good potential market for French Connection."
Acquisitions Manager for Superdrug, Steve Bennett gave positive
comment on the reasons for choosing The Brunswick saying,
"The Brunswick is a 'neighbourhood' as opposed to a typical
Central London shopping area. In most other shopping destinations
the majority of shoppers are tourists and visitors. The local
community will use the store's resources on a daily basis
and therefore a great opportunity for Superdrug.”
Peter Cooper, Retail Director at Allied London Properties
said, "The Brunswick is unique both in terms of design and
location. It has amazing potential which our proposals will
realise to the full. By assembling exactly the right tenant
mix for an area such as Bloomsbury and with our extensive
in house development skills, will re establish the Brunswick
as the heart of Bloomsbury. We will create excellent, sensibly
priced trading opportunities for retailers in a dynamic Central
London location and provide the much needed 'High Street for
Bloomsbury'.
Allied London will create a high quality community retail
and leisure venue with a relaxed feel where local residents
and visitors can eat, drink and shop or just enjoy the surroundings,
at any time of the day. Shops and restaurants with prominent
frontage onto the central pedestrianised area, high quality
public realm and outside seating will all contribute to creating
a new 'High Street for Bloomsbury'.
Joint agents on the Brunswick are Markham Vaughan Gillingham
(Nigel Gillingham 0117 909 9000) and Cushman & Wakefield
Healey & Baker (Chris Braithwaite 0207 629 9292).
